City of Lancaster Arrow Ridge Business Park           

Arrow Ridge is a 160-acre business park adjacent to County Highway A and half a mile from State Highway 129. The park has easy connections to city water and sewer, natural gas from WE Energies, electricity from Alliant Energy, and up to 1 gig of broadband internet from TDS.  Three parcels are available from the City of Lancaster ($1 each, with an approved development agreement). They are zoned BIPD (Business Improvement Park District).

  •          Lot 1: 3.52 acres
  •          Lot 3: 4.51 acres
  •          Lot 7: 3.75 acres

(Lots 1 and 7 are part of a Tax Incremental District that may have incentives available as part of an approved development agreement.)

In addition, Lot 2 (5.22 acres) is a former cheese plant that is for sale privately.

 

Arrow Ridge Business Park Utilities

  • Electricity (Alliant Energy). 3-phase looped power, 3.5 megawatts readily available. Alliant can discuss additional capacity arrangements based on exact load needs.
  • Natural Gas (WE Energies).  Meter capable of providing up 6,000 SCFH (6 million BTUs/hour). 5 PSIG. 4-inch PE service lateral on 4-inch PE main. For projected loads greater than 10 SCFH, We Energies will want to review the request before committing to what is available. For projected loads greater than 6,000 SCFH, WE may need to replace only the meter.
  • Water (City of Lancaster). Water tower is located in the business park.
  • Wastewater (City of Lancaster). For general wastewater requirements, please see Chapter 355 of City of Lancaster ordinances. Engineers estimate the following additional capacity at the city’s wastewater treatment plant. Larger volumes and loadings might be possible on a case-by-case basis.
    •          Wastewater volume: 50,000 gallons per day
    •          Total suspended solids: 47 pounds/day
    •          BOD: 225 pounds/day
    •          Total phosphorus: 2 pounds/day
